Structural and Green Building Aspects
We took out all the walls in the former kitchen-family room area, expanded the footprint in front and to the side, built a new foundation using reinforced concrete, and created a clear, open span using engineered beams and structural hardware. We re-framed the house using kiln-dried lumber, installed metal flex cable to resist rodents, upgraded the main electrical service from 200 to 400 amps and the insulation to meet Title 24 standards, and installed new plumbing throughout the new addition.
We added multiple “green” items: an on-demand tank-less water heater, a 90% efficiency gas furnace, independent 2-zone heating / cooling control, fluorescent and low voltage lighting, dual pane windows, and a counter-top of recycled wood fiber. We also recycled all the old appliances and cabinets, and re-laid the clients' permeable, gravel driveway.
